Gulfshore Blvd is the main avenue in Naples that is divided into a few neighborhoods; Coquina Sands, The Moorings, Parkshore and Vanderbilt Beach. Given that all the land along the shore has been built the existing types of condominiums and villas is all there will ever be in Naples. Therefore, choosing a place to call home for any would be buyer depends on location along Gulfshore Blvd and inevitably the building style and design. Some buildings offer a wide array of amenities such as a full-time concierge, swimming pools, gym and social rooms and underground parking. Other more modest buildings may simply offer a stunning location. Regardless the structure of the building and the management of the building are important considerations for any absentee owner. In other beach side markets renting out a getaway is a normal occurrence yet in Naples the term of the rental and the length of the tenants’ stay is determined by the association rules. Some buildings may allow 1 rental per year where the tenant may reside for no less than 60 or 90 days. Other buildings may permit 2 or 3 rentals per year with a minimum of a 30 day stay. Weekly rentals virtually nonexistent along the beach and Air BnB options are equally as elusive.
